Year-by-year: what fails when

Years 1–3: Almost nothing fails. Manufacturing defects (water-line connections, door switches, igniters) show up in the first 90 days and get caught on warranty. Past year 1, you're in clean-running territory.

Years 4–7: Wear items. Refrigerator ice makers and water valves, dryer belts and idlers, washer drain pumps and door boots, dishwasher chopper assemblies. Each repair is $245–$485 and extends life another 3–5 years.

Years 8–12: The decision window. Control boards, compressors (rare but expensive), front-load washer bearings, dryer drum bearings, dishwasher wash-pump motors. This is when "repair or replace" math matters most — see the repair-vs-replace calculator.

Years 13+: Lifecycle replacement zone for standard appliances. Built-in and pro-style units (Sub-Zero, Thermador, Wolf) keep going with periodic sealed-system rebuilds.

How to extend appliance life

  • Refrigerators: Vacuum the condenser coil twice a year. Replace the water filter every 6 months. Don't pack the door bins (it deforms the gasket).
  • Washers: Run a monthly tub-clean cycle with affresh. Inspect the door boot (front-load) for trapped lint and hair. Level the unit on a vibration pad.
  • Dryers: Clean the lint screen every load. Vacuum the vent run once a year — a restricted vent is the #1 lifespan killer. Have the booster fan (if any) inspected at year 5.
  • Dishwashers: Pull and rinse the filter monthly. Run a descale cycle quarterly on Twin Cities hard water (17 gr/gal). Don't pre-rinse — modern enzyme detergents need food residue to bind to.
  • Ranges & ovens: Clean the convection-fan blade once a year (grease buildup unbalances the fan). On gas ranges, have the burner caps and igniters checked at year 7.

Frequently asked questions

How long does a refrigerator last?+

Standard French-door and side-by-side refrigerators last 10–14 years on average in Twin Cities homes — 16–18 years with annual condenser-coil cleaning. Built-in pro-style refrigerators (Sub-Zero, Thermador, Viking, KitchenAid Built-In) last 18–25 years because the cabinet and door panels are designed to outlast multiple sealed-system rebuilds.

How long does a washer last?+

Top-load washers last 10–12 years (14 with Speed Queen TR commercial-grade). Front-load washers last 8–11 years, with tub-bearing failure typically the end-of-life event. Miele and Bosch front-loaders reach 13 years with monthly drum cleans and quarterly door-boot inspection.

How long does a dryer last?+

Electric and gas dryers last 11–14 years on average — 16+ years with annual vent cleaning. The biggest lifespan factor is vent length and lint buildup; restricted vents overheat the heater and cycle the thermal fuse, dropping lifespan by 2–4 years.

How long does a dishwasher last?+

Standard dishwashers last 9–12 years. Bosch 800-Series and Benchmark last 12–15 years; Miele G 7000 reaches 15–18 years with annual filter cleaning and descale on Twin Cities hard water.

When should I replace an appliance instead of repairing it?+

Three triggers: (1) the appliance is past its typical lifespan AND the repair is more than 50% of replacement cost, (2) the sealed system (compressor or evaporator) has failed on a unit older than 10 years, or (3) a second major repair within 18 months. Use our repair-vs-replace calculator to run the numbers on your specific failure.

What's the longest-lasting appliance brand?+

By category: Sub-Zero (refrigeration, 25+ years), Speed Queen (laundry, 14+ years), Miele (dishwashers, 15–18 years), Wolf and BlueStar (gas ranges, 20+ years), Thermador (wall ovens, 20+ years). All of these are repairable past the typical lifespan with OEM parts — repair-friendly design is the real driver of longevity.

How can I extend the life of my appliances?+

Annual maintenance: clean refrigerator condenser coils, descale dishwasher and washer, vacuum dryer vent and lint trap area, replace water filter every 6 months, level all units. Twin Cities homes need extra attention to hard-water descale (Minneapolis averages 17 grains/gallon) on dishwashers, washers, and ice makers.
