If you own or manage a condo in the 50th & France, Edinborough, or Centennial Lakes buildings, this is the honest process we run — and what you should expect from any competent service company working your unit.

Before we're allowed in the building
Almost every 50th & France, Edinborough, and Centennial Lakes building requires the following BEFORE a technician sets foot on the property. If a repair company hedges on any of these, they haven't worked your building.
1. Certificate of Insurance (COI)
- Named additional insured: the building's LLC or condo association (exact legal name).
- General liability: $1M / $2M standard.
- Workers' comp: required in Minnesota for any employer.
- Auto liability: $1M standard.
- Lead time: 24–48 hours to issue to a new building. We keep COIs pre-issued for most 50th & France buildings.
2. Building-approved vendor list (some buildings)
A handful of Edina condo buildings maintain a closed vendor list. If yours does, ask the property manager whether we're already on it — for most Edina buildings the answer is yes.
3. Freight/service elevator reservation
- Most buildings require the freight elevator (not passenger) for anything larger than a hand tool.
- Freight elevators typically operate 8am–4pm weekdays only.
- Reservations are 1-hour blocks and must be scheduled through the front desk or property manager.
- Weekend / after-hours freight access is rare and usually costs the resident a fee.
4. Front desk / concierge check-in
- Technician signs in, presents ID, provides work order.
- Some buildings require the resident to be present or to have a signed authorization form on file.
What this means for your service window
A 50th & France condo service call takes 30–45 minutes longer end-to-end than a Country Club house call. That's not tech inefficiency — that's the building process. Any company promising "in and out in an hour" on a high-rise call is either speeding through corners you'd want them not to, or lying about response time.

Floor protection — non-negotiable
Every high-rise call gets:

The 3 failure patterns unique to Edina condos
Failure pattern #1 — Undersized dedicated fridge circuit
Some 2005–2012 condo builds ran fridge circuits on shared 15-amp branches. Modern Sub-Zero and Miele columns installed in remodeled units draw enough inrush to trip. Fix: dedicated 20-amp circuit — electrician work coordinated with the association.
Failure pattern #2 — Condensate drain from a 4th-floor beverage cooler
Beverage centers and wine coolers on upper floors sometimes have improperly slope-drained condensate lines that eventually siphon back or clog. Symptom: intermittent floor moisture near the base of the cooler. Fix: drain re-route + condensate pump ($385–$625).
Failure pattern #3 — Range hood ductwork throttled at the shaft
Not a repair issue exactly — but we see it enough to mention. Original 50th & France building risers were sized for 300–400 CFM range hoods. Newer remodels install 900+ CFM Wolf, Vent-A-Hood, or Zephyr units on the same riser. The hood works fine at low, chokes at high, and the makeup-air deficit slams doors closed on other floors. Fix requires HVAC coordination with the association.
Payment and coordination
- We invoice the resident, not the association, unless the association has issued a work order (rare — usually only for common-area equipment).
- Building parking is coordinated by the tech; most buildings have a service parking spot.
- We do NOT ship parts to the building unless the resident authorizes.
