Fresh-food section warm, freezer fine
What it is: Sub-Zero built-ins use two separate cooling systems. A failed evaporator fan, iced-over coil or bad thermistor on the fridge side warms only that section.
Fix: Test fan and sensor, clear the coil, replace the failed part with OEM.
Typical all-in: $385–$685 all-in
Whole unit warming up
What it is: A seized condenser fan or a condenser packed with dust makes the compressor overheat and shut off. Very common on top-mount built-ins.
Fix: Clean the condenser, replace the fan motor, check compressor amp draw.
Typical all-in: $385–$585 all-in
Alarm or error code on the display
What it is: High-temp, condenser and sensor alarms point to specific parts. We read the service-mode history before replacing anything.
Fix: Factory diagnostic mode, then the part the alarm actually points to.
Typical all-in: $385–$785 all-in
Ice maker stopped or leaking
What it is: Inlet valve, frozen fill tube, clogged filter or failed ice maker module.
Fix: Replace valve, fill tube or module; clear the drain.
Typical all-in: $345–$625 all-in
Sealed system: leak or failing compressor
What it is: Rare on Sub-Zero, but possible on older units. Confirmed with pressure testing before any quote.
Fix: Leak repair, compressor or drier replacement, evacuate and recharge.
Typical all-in: $1,200–$2,400, quoted in writing
